The invite link was sent out to homeowners via registered email contacts. We are still not able to get enough homeowners to vote on the revised Declarations and the Board is discussing with the HOA lawyer on next steps. This continues to cost the HOA money for mailings, legal fees and printing. We really need your votes as out of 383 homes, we have less than 15% of the community voting and require 67% to amend the document. The document is out of date and many parts are no longer consistent with Colorado HOA laws and must be updated. If you are not able to attend the meeting, please submit a signed proxy (click here to download and print) to our community manager (contact information here) or to any board member.
For 2024, the Board of Directors meetings, with the exception of the annual meeting and the special meeting for voting on the documents, will be held via Microsoft Teams Meeting online. You can submit questions or comments to KDPM up to 5 days prior to the meeting or they can be asked during the homeowner's forum. Each homeowner will be allowed three minutes to state their questions or comments.

Street Maintenance and Repairs within the HOA community
There have been questions submitted to the board around street repair and snow removal. The Spring Creek Meadows HOA does not own or maintain the streets or sidewalks within the community (with the exception of the sidewalks in the HOA common space). Our streets are owned, repaired and maintained by Arapahoe County. This is an excerpt of an email received from the current Road and Bridge Division Manager at that time, upon reporting the cracks in our streets to Arapahoe County:
My name is David Beard and I am the Pavement Management Coordinator for Arapahoe County Road and Bridge. I am the person responsible for both current and long range pavement maintenance project planning.
I am attaching a document explaining our policy for repairing cracks on our roadways, and I wish to provide you additional information, along with my phone number and email address, should you have follow up questions.
I am familiar with numerous roadway cracks, in your neighborhood. Unfortunately, I am not able to give you a date when these cracks will be repaired. We have limited resources for this type of work, and wide crack repairs typically occur prior to a surface treatment. After reviewing the 2024-2028 Pavement Maintenance Plan, S Jebel Way is not scheduled to receive a surface treatment. However, we update our 5-year Pavement Maintenance Plan, annually, and it is possible, (but not guaranteed) your neighborhood may receive a treatment in the future.
Also, we have created a Maintenance Service Request on your behalf, (SR # omitted) so we have a record of your concerns.
Should you have further questions, please feel free to contact the main number at Road and Bridge – 720-874-7623 (ROAD) as I will no longer be serving as the Pavement Management Coordinator after 5/9/2024.
We urge each homeowner to make their own report so our neighborhood can possibly be moved up on their current schedule.

Snow removal is also the responsibility of Arapahoe County. Although it is permissible to privately contract for removal, the cost and liability to the community is prohibitive. As a friendly reminder, it is against Colorado law (statute 43-5-301) to plow, blow, shovel or use any other means to place snow on public roadways, including the ditch and right-of-way areas along the roadside.

Trash and Recycle
The HOA recently experienced an issue with Trash and Recycle containers not being picked up if the driver found more than one of each in front of the home. This has been reported and corrected with WM. Should you have any further issue with additional totes not being collected, please inform the property manager (click here) and he will address the issue with WM. If you have a damaged container and require a replacement, you can contact WM customer service at (303)797-1600 or 1(800)288-9666.
Beginning May 1st, 2023, Trash pickup will be every Tuesday. Recycle pickup is included every other week and follows the recycling calendar green weeks (click here). Both trash and recycle pickup days may be adjusted due to Holiday and inclement weather. Waste Management will inform you of those adjustments is you sign up on their website found in our "Links" tab. More information about the trash pickup service can be found in our Q&A tab.
** Note: As of May 1st, 2022, Waste Management (WM) no longer picks up trash bags, homeowner supplied trash cans, stick bundles or recyclables left alongside of the WM supplied 96 gallon trash or recycling carts. Under our contract, you may order up to two additional 96 gallon trash (for a total of 3) and one extra recyclable (for a total of two) wheeled carts from WM at no extra cost to the homeowner. Any quantities greater than that, will be billed directly to the homeowner by Waste Management. You can order these directly using the information you should have received in your mail from WM. We have posted a copy of that mailing (click here) for your convenience.
Making improvements to landscaping or painting the house?
Refer to the HOA Design Guidelines and Regulations then complete an ACR form (both of which can be found on the "documents" page on this website). Then mail, email, or fax the form to the the community manager (instructions can be found in the "Contact Us" page on this website).
Spring Creek HOA Color Schemes
Spring Creek Meadows approved HOA color schemes can be found on the Sherwin Williams homeowner website (click here). There are 44 color schemes to choose from. You should always submit a ACR form, even if painting the same colors, as this will inform management of any work done, and protect you from costly repainting if you are out of compliance with the guidelines.
Solicitations
Solicitations are frequently an issue in all communities. Spring Creek Meadows has posted No Solicitations signs; however, as there are no official laws to prohibit solicitors and it is difficult to enforce. Spring Creek Board of Directors has never approved any solicitations in our neighborhood. You have every right to ask someone to leave your property and let them know that you live in a "No Solicitation Community." The Arapahoe County Sheriff has suggestions with how to deal with solicitors in their newsletter, which you can read by clicking here.
Connect With Your Neighbors
This is your community. We need your help to keep our community safe and attractive. Report suspicious activity and vandalism to the Sheriffs non emergency line at (303) 795-4711. Keep your garage doors shut so as not to invite crime. Settle disputes with your neighbors by talking with them first (most disputes are usually just due to lack of communication). And of course, please contact the management company or your HOA board with any ideas, concerns or problems we can assist with. Together, we make this a community people love to be a part of.
