Q: What do our HOA fees and assessments cover?
A: Our fees and assessments cover all the services, operation, maintenance and repair our community requires. These include, but are not limited to:
- Maintenance and improvements to the common areas.
- Maintenance and repair of common area and perimeter fencing.
- Utilities (water and electricity) for sprinklers and community street lights.
- Trash, recycling, and landscaping services.
- Management, legal, collection and accounting services.
- Insurance (for HOA property and liability for officers and committee members doing business for the HOA).
- Snow removal of common area sidewalks.
Q: Are the Board and ACC members compensated for their services?
A: No. All positions are strictly volunteer and are comprised of Spring Creek Meadows residents.
Q: What is included with our trash service?
A: Weekly trash pickup and bi-weekly recycling are included in their service. The contract also includes the lease of up to three 90 gallon trash totes and
up to two 90 gallon recycle totes per resident. You can call Waste Management at 303-797-1600 to order your receptacles.
Q: My Waste Management 90 gallon tote is damaged (lost wheels included). How can I get it fixed?
A: Contact Waste Management customer service at (303)797-1600 or 1(800)288-9666 . They will instruct you on how to get a replacement. Be sure to drop a note to our property manager using the contact us form as WM will require you to leave it on the curbside longer than the permitted 24 hours on trash day. Doing this will ensure you don't receive a violation warning letter for trash cans being left out.
Q: Can we contract for snow removal on our streets?
A: Yes. Arapahoe County permits private snow plowing activities on Unincorporated Arapahoe County Roads. A private contractor must enter into an
agreement with the Board of County Commissioners and carry a $20,000 surety bond. However, the cost of this service and the liability it produces
would be cost prohibitive for our community. For further explanation of Arapahoe County's plowing policies (click here). For ice build up in front of

Q: What color can I paint my house?
A: There are 44 color schemes available online on the Sherwin-Williams website (click here) and at certain Sherwin-Williams locations. The management
company also maintains a copy that can be checked out for a refundable deposit. Contact the management company for the Sherwin-Williams
locations or to arrange a check out of the scheme book. All paint requests should be submitted to the management company at least 30 days prior
to painting to ensure adequate time for ACR approval.
Q: Do I have to use Sherman Williams paint?
A: No. Sherman Williams/Kwal paint was originally used to paint the homes in our community. You are free to use any paint manufacturer as long as the
colors are a match to the HOA approved schemes. Most manufacturers are able to duplicate the colors of published Sherwin-Williams paints.
Q: Is xeriscaping allowed?
A: Yes. However, xeriscaping is not zeroscaping and all changes to landscapes must be submitted to the ACC prior to implementing those changes. See
the HOA Design Guidelines and Regulations for more information on xeriscaping.
Q: Are solar panels allowed?
A: Yes. However, there are limitations on placement, height, path and location of conduit and electrical equipment. An ACR must be submitted prior to
any installation for approval. See Design guidelines for further information.
Q: I need to install a radon evacuation system in my home. Do I need an ACR for this?
A: Yes. As a health and safety system, radon systems are absolutely allowed, however, an ACR must be submitted. Placement of the vent pipe must be as
unobtrusive as possible, in most cases behind the fence, and painted to match the house colors. The Architecture Control Committee will work with
you to find the best location possible for any exterior parts of the system based on your house design.
Q: There are cracks and potholes in the street in front of my house. Can you repair those?
A: No. The streets are owned and maintained by Arapahoe County. However, you can report street, asphalt, concrete, drainage and curb damage using
the service request form found on the Arapahoe County Public Works website (click here).
